Verification of space demand / floor-area impact of facing shells

Carry the usable space of facing shells in the model and prove floor-area impact - before wet rooms become too small.

Starting point

  • Facing shells (e.g. plumbing linings) consume floor area and clear space.
  • Without modelled verification, bathrooms and other wet rooms are often planned too small.

Goal & benefit

  • Carry usable facing-shell space excluding construction as a dedicated space.
  • Evaluate space demand and floor-area impact from the model and check against remaining usable room area.

Process

  1. Model the usable space of each facing shell as a volume to the clear inner faces.
  2. Evaluate net area of facing-shell spaces and adjacent usable rooms from the model.
  3. Document floor-area impact and sufficient remaining usable room area.

Outcome

  • Verified space demand and floor-area impact of facing shells - with reliable remaining usable room area (e.g. bathroom).

Deliverables

  • Facing-shell spaces as IfcSpace with PredefinedType=USERDEFINED and ObjectType=Vorsatzschale (geometry excluding construction, usable / clear space only)
  • NetFloorArea per facing-shell space
  • IfcProject, IfcSite, IfcBuilding, and IfcBuildingStorey
  • Name per element (optional)
