FM - Minimal data delivery

Deliver space and door lists plus FM-relevant building services as structured data at handover to the operator - without full 3D plant modelling.

Starting point

• At handover, the operator needs reliable space and door lists; full MEP 3D models are often not yet available or not required.
• Missing or inconsistent master data makes FM data handover harder.

Goal & benefit

• Derive and hand over a checkable space list and door list from the model.
• Deliver building services only to the extent required by the FM system - agree scope with the operator; no fixed MEP element pack.

Process

1. Maintain interior spaces and doors in the model with the required master data and quantities.
2. Extract lists and metrics from the model and align them with the FM system's handover requirements.
3. Add MEP attributes and objects according to the requirements of the FM system used, then hand over.

Outcome

• Minimal, list-ready FM data handover - spaces, doors, and FM-system-specific building services.

Deliverables

• Architecture model with IfcProject, IfcSite, IfcBuilding, and IfcBuildingStorey
• Interior spaces (IfcSpace): Name, LongName, PredefinedType, Reference, NetFloorArea, Height
• Doors (IfcDoor): Name (door number), Area, OverallWidth, OverallHeight, PredefinedType
• Building services according to the requirements of the FM system in use
